The 27th of March 2011 is Census day in the UK. Residents' in England, Wales, Scotland and Northern Ireland are all legally bound to complete the Census to help the government plan for future services such as schools, hospitals and other amenities. It is your legal duty to do so; there is no getting around it! Landlords; if you have a tenant occupying your property on the 27th March, it is their complete responsibility to complete the Census form and submit online or post it back in time. However, if your property is vacant on the night of the 27th March, it therefore becomes your responsibility to complete the form. A Taste Of New York: Residents Want To Turn Castlefield Viaduct Into A `High Line` Park

A disued railway line could be turned into a city centre park. Residents want to transform the former Castlefield line into Viaduct Park after being inspired by the New York High Line where a disused track in Manhattan has been reclaimed as a community park. And the scheme has already won high-profile backing. Former prime minister's wife Sarah Brown contacted one city centre campaigner on the micro-blogging site Twitter saying ‘good idea, a High Line for Manchester would be great'. The Castlefield plans are part of the Manchester Garden City project to create more green space in the city centre where residents and workers can relax and grow their own produce. Pioneered by BDP Architects, the project has come up with a string of innovative ideas to transform unused land. Work on the city's first Garden City scheme, to grow herbs and wild flowers on the banks of Piccadilly basin, began earlier this month. City centre resident and Labour candidate Kevin Peel said: `There isn't a lot of land available to develop into green space where residents can just go to sit and enjoy so this is doing something innovative about that. `We want to drum up support for the idea and look at setting up a partnership over the next couple of years to source funding and get started. `Manchester's a world-beating city in terms of thinking outside the box and innovative projects and this would surely be one of the first, if not the first, in the UK.`

More People Set To Move Into Private Rented Accommodation

In less than five years' time, 17% of households will live in privately rented accommodation, it has been predicted. The proportion would be up from 14% at present, according to Capital Economics. The proportion of households in private rental accommodation has been growing steadily, after standing at 10% in 2001. Ed Stansfield, chief property economist at Capital Economics, said: `Over the next three to five years, we think the most likely scenario is that the private rented sector will continue to expand. By 2015, it is plausible that 16% or even 17% of households will live in privately rented accommodation.` He said the boom in tenancy demand was driven by students, immigrants and a rise in those squeezed out by property ownership. He said it could be several years before house prices fall back to levels which makes home ownership a realistic option for many. He also cited public spending cuts as increasing the number of tenants, as it would create more disadvantaged households whilst also reducing the provision of social housing

The Importance Of Thorough Tenant Referencing

A successful tenancy can only be achieved by selecting the right tenant for a property. From the very first phone call made to book a viewing we will be making sure we take as much information in as possible to ensure that the applicant is right for the property. When ‘John Smith' called our office he seemed pleasant, professional and keen to view a newly refurbished 1 bedroom apartment on the outskirts of Manchester City Centre. Emma conducted the viewing with him and again, he seemed very professional, well dressed, nice car and good manners. Up to now he was the ideal applicant. He proceeded to take the apartment and paid our application fee to take the property off the market and start the application process to move him in to his new home! We received ‘John's' application forms in within a matter of days along with some accompanying documents. It turns out ‘John Smith' isn't his real name! Straight away we are cautious about this but it is everyone's prerogative to have a secondary name if they want, so we proceeded to look in to the application. We noticed that for his proof of identity he provided a provisional driving licence, but wait, he turned up to the viewing in a nice car, on his own, with no ‘L' plates. As you can imagine, more alarm bells are ringing at this point. We needed to speak to him so we called and asked why he changed his name; he told us that due to the complexity of his name it has always been easier to use ‘John Smith'. This is a fair point, it took me a few times to work out how to pronounce it and I'm still not confident that it's right! We asked how he drove to the appointment when he only has a provisional driving licence; this is where it gets interesting. He explained that it wasn't him who did the viewing! It turns out that the person who did the viewing was called ‘John' as well! At this point we can't go any further with the application without some explanations. We asked him to come to our office to discuss things. When he arrived, well dressed, presented and mild mannered, Emma confirmed that he was the one who viewed the property. He explained that he viewed the property but his friend, ‘John Smith', was the one who booked the viewing in on the phone. This was wrong, or just very coincidental that his friend had the exact same American accent as he did! We asked about his driving licence and he told us that he couldn't find his full driving licence, or his passport. We asked him if he could provide a copy of his tenancy agreement, he advised that he would get this for us and we would take a look over it to confirm any details. The applicant went away and for now everything was still up in the air, meeting him did answer a couple of queries but nothing was certain at this point. I proceeded with the referencing so that I could find out more information. You have to remember that we never want to ‘fail' an applicant, when we do; we have to be 100% certain it is the right decision. I called his employer, his receptionist answered, I asked for an email address to send out our referencing form and she advised that it would be best if he called me back. I left my number and waited for his call. In the meantime I called his current landlord on the number he provided, he answered, I explained who I was and what I was calling for, I asked for an email address to send out our referencing form but unfortunately he didn't have internet access as he was out of the country – wrong, there was no international dial tone when I called him. I left it at that with the intention of calling the applicant to explain the situation. If I got the tenancy agreement this would prove his residency, the amount he paid in rent and the term of his agreement. All I would need after this would be confirmation from the landlord that he paid his rent on time and looked after the property. Before I could call the applicant he called me, he was asking how the references were coming on. I explained that I was waiting for a call back from his employer to get an email address and his landlord was out of the country and couldn't get internet access to email me the details I need. He said he would look in to it and get them to call me back. I asked him if he had the tenancy agreement, apparently he had lost this, along with his driving licence and passport. – Conveniently. 10 minutes later I receive an email from the applicant with the email address for his employer. The address was in a basic format ‘firstname.lastname@companyname.com' I decided to search the ‘companyname.com' – ‘This domain has recently been added'. In my head I am thinking: ‘he wouldn't go as far as registering a domain name to make an email address, surely?' Intrigued to see what came back I sent the employer referencing form off to the email address. In the middle of doing so I receive a call from the applicants landlord, who was ‘abroad'. He had an email address to give me and suddenly had access to email! – really? Again, I proceeded with sending the landlord reference off to this email. No more than 5 minutes later I receive the form back from his employer, confirming everything I need. Then, whilst printing the form off, his landlord reference also came through! Great! Everything is coming together. But wait, both of these scanned images of the forms look very similar. They have the same lines running through the same parts of the page and they are both very similar in colour. I open up the properties of the landlord reference and can see that the scanner used to send the image over was a ‘Canon MP240' printer scanner. The exact same device was used to send the employer reference over! This is the final straw, Wayne calls the applicant and explains that due to all the information we have gathered and all the false information we have found we will not be able to proceed with the application and ‘John Smith' will not be moving in to the property. The applicant accepted this, didn't fight about it and has never returned to us. Explaining this to the landlord was a delight as we have potentially saved her from a very bad tenancy. Perfect Apartments For The City Centre Professional At The Start Of Their New Career!

At We Let Properties we seem to attract employees of The Bank Of New York Mellon. Up to now we have re-homed almost 50 employees in and around Manchester city centre. One of the most recent was a gentleman named Sam. Sam had not started working at BNY Mellon when he came to us to find him a property in the city centre in February. He was due to start work on the 21st of March so we had to work pretty fast to find him the right apartment. He was interested in a studio apartment in the ever popular Green Quarter development. We sent over some pictures and a detailed description and he called straight back wanting a viewing as soon as possible and two days later he was meeting Emma outside the main entrance to Jefferson Place. This was going to be Sam's first apartment for himself so he has to find the right place. We think that he was already 95% sure he was going to move in to this one we had for him. We feel that the right pictures, description and knowledge of a property are very important when marketing. We want to make sure that the applicant is viewing a property that already ticks the majority of the boxes and the viewing is to confirm everything. Sam took the lift to the higher floors in Jefferson Place with Emma, walked in to the apartment to find a fantastic sized studio apartment, finished to an extremely high spec with and incredible view from the balcony! Sam knew that this was the right apartment for him the moment he walked through the door. The administration fee was paid and Sam had secured his new apartment. Over the next few weeks we worked over his referencing documents and everything looked fantastic. Dealing with Sam was a delight, he was helpful and we really got a good impression from him. He provided all the documents we needed, answered all questions we needed the answers to and we were very confident that this was the right tenant for the property After confirming everything had passed we booked a check in appointment for Sam to collect the keys to his new city centre apartment. Sam arrived perfectly on time and we cracked on with the appointment. We do have a lot of paperwork to go through and we make sure we cover everything before the tenant leaves the office. There is nothing worse than getting to a new apartment and not knowing what is what like; ‘How do you turn the heating on?' ‘What is the code to the post room?' These were all answered on the appointment and Sam received the keys in his hand knowing everything he needed to move in to his new apartment. Just before he left the office, I explained to him that we would be doing a blog update and would like to take a picture of him receiving the keys from us, after a slight hesitation he agreed. Emma whipped out the camera, we both sported a cheesy grin (me more than Sam) and ‘click' the picture that you see on your right was taken. How Good Property Management Protects The Landlord At The End Of A Tenancy!

Since the scheme to register tenants deposits came in to force by the government in April 2007 this has revolutionised the way deposits are taken from tenants, all deposits now taken from tenants must be registered within 14 days of receiving the deposit with a nominated deposit registration scheme, this gives the tenant great peace of mind to know that the deposit they have paid over to the letting agent is being looked after by an independent party to the tenancy. The Deposit Protection Scheme was set up to stop rogue letting agents and landlords from keeping deposits without any justification, the only down side to this system is that these deposit schemes do tend to side with the tenant if there is a dispute, which may seem unfair to landlords, but you have to ask yourself is why! The main reason for this is that the tenancy has not been managed well and there is poor supporting documentation in the form of an inventory on check in, property inspections and check out to support the landlord/agents case. In all the years we have traded we have never had one tenancy go to dispute and we feel that this is due to our in-depth management of all our properties. We had a case recently where we came close to going to dispute/arbutration... The story goes... We had a tenant check in to a beautiful property in Jefferson Place, Greenquarter 14 months ago and we did all the relevant documentation; Tenancy agreement, Deposit Terms & Conditions, Deposit Registration, Standing Order mandate, scanned copy of the actual keys handed over to the tenant and the inventory. Now at We Let Properties we understand the importance of the inventory! Generally around 15 pages thick, we give the tenants a written and photographic inventory so we have EVERYTHING in the property accounted for along with the condition. After 4 months we did a property inspection and all was good in the property, the tenant extended and after the 8th month the property was not in the best "tenant like" condition and there were some issues with the property 1- the bathroom lock was missing 2- there was a tear in the sofa. After the visit we updated the landlord accordingly and she was happy to renew with the tenant but upon our advise this renewal would only take place if the tenant agrees to replace the sofa and fix the lock in the bathroom, the tenant agreed to this so we did the renewal. On the 13 month the tenant gave notice and we reiterated our previous email correspondence and agreement to replace the sofa and fix the lock in the bathroom, which he was happy with, furthermore we send all our tenants a check out information sheet to inform them of what is expected from them at the check out and how to leave the property in the best condition for the next tenant. During the month leading up to the check out we discussed with the tenant the situation over the sofa and he was happy to replace the sofa, we even sent him links of our suppliers to ensure he was getting value for his money. On the day of check out the property was in a very poor condition and the the sofa had not been replaced. The tenant felt that it was not his responsibility to replace the sofa as he felt it was wear and tear and he said the property was clean enough! The oven was in a vey poor condition and the sofa had got worse and also one of the legs was missing, after a lengthy discussion I agreed to allow him an extra two days to clean the property and buy a new sofa, I did however get him to sign a deposit release documentation to agree to the deductions, this deadline came and went. At this point he then was getting angry over the phone saying that he felt he was being hard done to, subsequently he passed the issue over to his mum who was very aggressive on the phone to our office, I took a call from his mum and she said we were being unfair and she could have cleaned the property, got a new sofa, dealt with the issues, my question was `why didn`t you?` I advised her they had ample opportunity to do so and because she was not at the check in or check out I would send her the before and after photographs and the email correspondence. Three hours later, I received a call from his mum and an apology, she also admitted we did everything we possibly could to help him. I truly believe that if this case had gone to dispute, We Let Properties would have won the dispute hands down! We are happy to say the property had a deep clean, new sofa, new bathroom lock and now has a new happy tenant and a grateful landlord. Wayne Follow @weletproperties

It`s an exciting day for us Manchester residents today! Her Majesty the Queen and Prince Philip are visiting the City Centre and Salford as part of the Diamond Jubilee celebrations. Starting at Victoria Station, they will travel to the Eye Hospital on Oxford Road. Here she will cut the ribbon on the multimillion pound refurbishment of Central Manchester hospitals. Following that, the Royal Party will travel to Salford Quays to tour the BBC and officially open Media City and Salford University`s new Media City campus. (Although we`re sure they will also admire the fantastic high spec apartments throughout Salford Quays from the outside!) Rent Returns On The Up!

Buy to let entrepreneurs can only finance around a quarter of the £200 billion investment needed in property over the next five years – leaving a massive shortfall in homes, according to new research. Unless institutional investors, like pension funds, fill the breach, the UK will not have enough homes to meet demand regardless of government attempts to try to kick-start the market by relaxing planning rules and underwriting mortgages with the NewBuy scheme. The report – from international property firm Savills and online homes portal Rightmove – blames low yields and high prices for the lack of investment. As a comparison, researchers pointed out that investment funds own 5.5 million apartments in the US, while the number is just above zero in the UK because the returns are so unattractive. `Low yields have been the biggest barrier to much-needed long-term investment,` said Lucian Cook, director of Savills research. `As yields move out, there are early signs of changing investor behaviour.` The number of renters has soared as mortgage lenders have tightened up borrowing by demanding larger deposits. A squeeze on finance has also put a brake on buy to let borrowing, with much of the market activity generated by remortgages rather than buying more homes. The report forecasts a massive 20% increase in rents over the next five years, as the number of rental properties is soaked up by increasing demand. Around 4.8 million privately rented homes generate £48 billion of rental income a year, says the report, which will soar to £70 billion by 2016 if the predictions prove correct. The report also urges developers to develop for investors rather than consumers by making properties easier to manage while offering higher yields, which means prices need to come down for bulk buyers Follow @weletproperties

For those of you I have not had the pleasure of meeting yet, my name is Matt, and I have recently started at We Let Properties in the role of lettings coordinator dealing with referencing, property preparation and assisting in property management. After leaving school and not really knowing what industry I wanted to go into, all I knew was I wanted to be successful and enjoy my work. I went to college for a year and after realising that wasn't for me I started to look for an apprenticeship. During this time my dad was looking for a new house in Manchester and enlisted my help. This meant searching for properties and meeting a lot of estate and letting agents and of course watching every property show on TV such as Grand Designs...which he assured me was necessary! After we had viewed what felt like every property in Manchester, he finally decided on a new home and whilst the agent we used wasn't perfect they seemed good, and my experience had spurred an interest in the property industry. I began to research real estate and lettings, and soon noticed an apprenticeship come available in lettings so I instantly applied. I received a call from Wayne, and after a quick chat he invited me for an interview...even after just speaking to Wayne on the phone, something felt different from the other agents and apprenticeships I had dealt with. I looked into We Let Properties, scouring the website, the allAgents reviews and the facebook and twitter accounts in preparation for my interview and then the big day came! Lights, Camera, Action!

The team at We Let Properties were delighted recently to receive a call from a USA tv production company who were in preparation for filming an episode of hit US show `House Hunters International` that would involve a young couple moving from the States to Manchester City Centre! They approached us after searching the internet for a Manchester based letting agent and finding our reviews on allAgents (by the way, did we mention that We Let Properties are ranked no 1 letting agent in Manchester from customer reviews?!!) and asked if we would be able to assist the American couple in their search for a new home. Well obviously as finding people new homes is our speciality, there was no hesitation on our part and we set about on the search! The couple were moving to Manchester to study so wanted to be located close to Manchester University, whilst they were also interested in being close to the City Centre. We were given a budget and some requirements to work with; two bedrooms, outdoor space and close to good transport links. We whittled it down to three fantastic properties; a modern two bedroom, two bathroom apartment in Albion Works – a popular development in the well regenerated Ancoats area of the City Centre, an excellent penthouse two bedroom apartment in The Apex – located on Withington Road in Whalley Range this area is very popular with students and professionals alike benefitting from excellent public transport links to the City Centre and the local conveniences of Whalley Range and Chorlton. Then thirdly, a great old fashioned two up, two down terraced house in Rusholme, again a very popular area for students due to the vicinity and transport to the University. Filming day came, Wayne slapped on his make up, and the viewings took place on all three properties. As well as showing the properties, Wayne also took on the presenter role sharing all his knowledge and expertise about the lettings industry and the rental market. After spending some time in each property, and a little mooch around each local vicinity, the decision was made and the Rusholme house was the chosen property. The couple loved the space the house offered and the back garden, full of seasonal flowers, closed the deal! The show is due to air around Christmas time in the US, but hopefully there'll be a way to watch on line as well for us Brits. We'll definitely keep you up to date! Cycling Towards A Greener Manchester!

Following the successful introduction of a cycle hub in Bury, the system is now being rolled into Manchester City Centre. For a small annual membership fee, TfGM provide secure, undercover bicycle storage along with lockers for safekeeping of your bike and equipment whilst you're in work. As you can understand, due to our growing success as one of Manchester's best letting agency as rated by Allagents.co.uk, we have steadily expanded our skills, portfolio and our staff. Not too long ago we welcomed Matthew Taylor on board but soon after we found we needed another member of staff to keep up the high level of service we strive to provide. It was pure chance that a very good friend of the company was walking by and overheard our calls for a new member of staff. After a brief chat with him we booked in an interview. At We Let Properties we have to make sure the staff we hire have an exceptional attention to detail, provide a thorough and friendly service and are experts in the field of lettings. Bailey was exceptional! He was a bit quiet at first and seemed more interested in the squirrel outside but he was probably nervous. Bailey joined the team and works very closely with the director. He's having a bit of a problem with the phones, of all his amazing traits, having thumbs is not one of them, so we have decided he is the best man to ‘sniff' out solutions to problems, ‘dig' for answers and ‘paw' his way to a great service. At We Let Properties we love our Apple Products. We are all ‘Mac'd out' and believe the late, but great, Steve Jobs is our saviour! So I thought it would be fitting to release our official We Let Properties top 5 Property Apps available on the iTunes App Store: 5. CrumbTracks - £1.49 Although it is designed for an American market (it uses the word ‘realtor' a lot) CrumbTracks has a lot of good features. If you are planning on buying or letting a new apartment or house, such as this little beauty, and seem to forget the pros and cons from each one you go to, this handy little app keeps them all in your pocket! Take a picture of the exposed brickwork or make a video of the walk through the open plan living area and save each property as you go along. Find the exact location on your map and work out where the nearest supermarket is or the school you want your kids to go to. It doesn't really cater too much for the lettings market but still offers a good way to help you decide between your next home or if you need to describe the best and worst features of a property to your flat mate. 4. Crown Colour Match - Free Does what it says on the tin! So you are a bit bored of the white walls in your apartment and want to inject a bit of colour? Your best friend has an awesome feature wall but you have no idea what colour it is. Simply take a picture and Crown Colour Match with match it to one of its 3000 different colours (you will be amazed at how many shades of Razzmatazz Pink there are!). Now where do I get it from? Crown Colour Match will guide you to your nearest Crown dealer, the only thing it won't do for you is pay for it! (Always ask permission from your landlord/agent before painting any walls in your rental property.). 3. Rightmove - Free This list would not be complete without a Property Portal App and Rightmove is definitely our favourite, we all have it on our main page! This is perfect app to search for the apartment you want to rent with your partner or the house you want to buy to let out (with We Let Properties). You get to search the biggest bank of properties available with definable search criteria to fish out the ones suited to your requirements. You can view the property pictures, contact the letting agent and arrange a viewing direct from the App! The Rightmove App hasn't steered us wrong yet and with each update just keeps giving and giving. 2. Google Maps - Free It may seem a bit obvious but let's face it, where would we be without our Google Maps? Without the App that tells you, who knows?! I don't need to tell you how to use it, you all know its features and you would be lost without it (I will stop with the puns now). 1. We Let Properties – Our Favourite! Ok so we don't actually have an app specifically but our website is fully iPhone compatible and very easy to use. Brought to you by Quays Culture, you will see hundreds of runners in special LED light suits in all sorts of colours dashing and flowing over the bridges and pathways of Salford Quays. Around The Lowry, IWM North (imperial War museum) and MediaCityUK, home of BBC North and the University of Salford is a completely free public art performance bringing Salford Quays waterfront to life! The perceptions of otherwise familiar environments will be altered by Speed of Light with innovative use of light and intentional movement choreographed to a specially commissioned audio accompaniment. Certainly a good way to brighten up the end of your day! NVA: Speed Of Light was at the heart of Edinburgh's International Festival 2012 and has also made an glowing appearance at Yokohama's docklands (Japan). Blast From The Past

As I am sure our avid We Blog fans will remember, around this time last year I introduced you all to a tenant of ours called Sam. He was set to move in to a beautiful property in Jefferson Place and I told you all about him, his job and his move. He and I were a little bit embarrassed about taking the picture, I sprung it on him a bit but we both got over it. Sam works at The Bank of New York Mellon, he started his job just as we moved him in to his new home back in March last year and yesterday marked his 11th month in the property and I noticed he had a renewal appointment booked in the diary for him to extend his tenancy for a further 6 months. I thought to myself ‘this is definitely a We Blog opportunity!' So I had it all set up, I had his tenancy extended, his agreement printed and our We Let Properties penslined up. He was set to come in at 17:00. I'm waiting, I'm ready, tick-tock... 17:03 and the bell rings. I open the door to find Sam, absolutely drenched through from the awful rain even though he had only walked a short distance from Spinningfields to our city centre office! We welcomed him in, he sat down and we begun. He told me that he is really enjoying his job, loves the apartment and has been impressed with We Let Properties as his managing agent. Perfect, now is the time to tell him I'm going to be writing another blog about him and I need a picture. `So you've been with us for a year now, do you remember I did a blog about you way back when and we thought it was really funny and embarrassing to have a cheesy picture taken? Do you fancy doing it again as a ‘1 year on' sort of thing?` – I said as he signed his tenancy agreement. He popped his pen down, looked at me as a droplet of water fell from his nose and told me: `As long as you don't want a picture?` To be honest soon as he walked through the door I knew he wouldn't want one, I told him this was fine and he was happy for me to do a blog. Sam is a great tenant of ours and upon our periodic property checks we have found he is really looking after the apartment. We wish him all the best in his job and in the property. 5 Things We Haven`t Given Up For Lent

What have you given up for the 40 days of lent? I say 40 days, it usually ends up being 3 days because you can't live without your chocolate or whatever it is... Well I have devised a list of the top 5 things that you should NOT give up, ever, as if you did, things would go wrong: 1. Coffee At We Let Properties the day starts with a nice, hot, Carluccios, smooth blend skinny Latte. Whilst our cars run on petrol, our staff run on caffeine, some of us are not very fuel efficient when it comes to ‘miles per gallon' so a steady supply is always a good idea to keep up our peak performance! 2. Facebook Our Emma likes a good status, something a little quirky and usually gets a good load of likes. We actively promote our company on Facebook and also use it for a lot of other reasons; we have even used it to confirm if an applicant is who they said they were! It turned out they wasn't and they was trying to pull the wool over our eyes! You have to get up earlier than that with We Let Properties! So no Facey is a no go. 3. Mini Electric Heater Our office is always warm, cosy and inviting. This is basically due to the small fan assisted heater under Emma's desk. Admittedly, it can get a little too toasty but as Emma is constantly cold we are not allowed to turn it off. No one wants a grumpy Emma. Yes it uses quite a lot of electricity, it dries the air out and makes a funny noise every now and then but we can't let it go! 3. Chocolate Chocolate is the most popular thing to give up at lent; it's not going to happen at We Let Properties. At around 4pm, just as our second caffeine boost is wearing off we call in the support of a good KitKat or Snickers! Accompanied by a homemade (preferably not by Matthew because they're awful) coffee in one of our fancy We Let Properties mugs it keeps us pushing through. It's just fuel to keep us providing the service that the best letting agent in Manchester should! 4. Paper I have tried, don't get me wrong, to reduce the amount of paper we use, but it's impossible. Due to the very in depth inventories, tenancy agreements and referencing documentation we use a lot of paper. I am pretty sure if the government was to do a bit of research in to who uses the most we would be up at the top somewhere. I'm not proud of it, but we have to do what we have to do to make sure everything is implemented correctly. It's all used in a good way though; our inventories are getting bigger because we are putting more and more information on them to secure the property and its contents. The tenancies are getting bigger because there are more clauses to protect the landlord and the tenants and we recycle all of our un used paper! Most of the above points are usually what you associate with giving up at Lent but I want to make a point in saying that these, along with the knowledge, service and understanding of the industry, are things that keep We Let Properties at the top of our game. It seems as though it's getting a little bit easier to buy at the moment, the government and mortgage providers have little incentives for first time buyers and the ease of getting a mortgage is rising. But is it worth it? I want to make sure that if you are looking to buy an apartment or a house you know it's definitely the best and most financially secure thing to do. The pros of buying your own home are quite obvious: The property is yours; you can add value to the property with alterations and you reap the benefits; if the current market value of the property rises after you buy it, you are quids in; your mortgage payments are paying off what will eventually be yours completely. But the cons are never outlined before you buy that dream home: Along with your mortgage payments you have insurance, council tax, interest and maintenance costs, this could end up being higher than the cost of renting! If the housing market crashes and your house decreases in value, you still have to pay the amount it was originally bought for, or if you have to sell your house you lose money. With the current economic climate the security of a lot of people's jobs is a hazy one, what if you lost your job? You would lose your house and all that time, effort and money would be wasted My mum always tells me I need to ‘get on the property ladder', and in some ways I want to but it's just such a huge decision to make! Buying If you rent, let's say a 1 bedroom apartment in Manchester City Centre, you are probably looking at paying £700.00 for a decent apartment. That money doesn't pay off anything; it just goes straight to the owner of the property. You then have to pay council tax, which is about £120.00 on top, and then water and electricity, another £200.00 per month plus £60 for internet and digital TV connections you are looking at paying over £1000.00 per month easily. But if you owned that apartment and lived in it, you would be paying exactly the same. Yes, you would be paying your mortgage off and you would be able to decorate whenever you want but, let's face it, city centre apartments are finished to near perfection with high class bathrooms and kitchens that wouldn't need changing for a long time! My personal opinion is that the best option is ‘Buy to Rent'. Get a good deal on a 1 or 2 bedroom property; there are tonnes of repossession properties going up at ridiculously low prices and if you snap them up with a low mortgage, you could easily make a good few hundred pounds after covering your mortgage by renting it out. This is advice we have given plenty of our landlords and they still thank us to this day. I am sure you will agree with me that Manchester is defiantly the best city in UK, possibly even the world. This is because of the history it has and the plans for the future. There are several different areas of Manchester, but that is what's so great about Manchester, there's somewhere for everyone! Salford Quays Although not strictly in Manchester, and as the area indicates is in Salford, Salford Quays has become an in-demand location. Previously the site of Manchester Docks, it became one of the first and largest urban regeneration projects in the United Kingdom following the closure of the dockyards in 1982. Salford Quays first started gaining attention with the Lowry building, and the attention has continued to grow with the development of the war museum and BBC North, Media City and ITV. Deansgate Deansgate is a main road through the city centre of Manchester. It runs north–south in a near straight route through the western part of the city centre and is the longest road in the city centre at over one mile long. In the late 20th century Deansgate was home to the head office of the Manchester Evening News newspaper, now replaced by part of the Spinningfields development. Spinningfields Spinningfields is a business, retail and residential development in Manchester, in the west of the city centre, between Deansgate and the River Irwell. How Much!?

Early this week we did a bit of market research in to what our competitors are charging for their administration fees. The results are quite shocking out of 12 other agencies I have provided the highest ones we found, as seen on the right. It is, however, good to see that We Let Properties are the cheapest by a long shot in some cases!

Along with checking if the company provides a good service by looking at reviews on Allagents.co.uk you should also find out how much everyone is charging and what they are charging for.

We Let Properties charge £144 for 1 person and £192 for 2 people. They are the only fees we charge before moving in to a property. There are no inventory fees, cleaning fees or check out fees. The only other fee we charge is a renewal fee which is paid on the day that your renew your tenancy and this is £30. Compared to some other agency`s £150 renewal fee this is pretty good!

The administration fee pays for the property to be secured and taken off the market; it also pays for the referencing process such as landlord and employment references, the credit report and affordability reports. We feel that the £144 or £192 is a justifiable amount for the work that is needed in the application process but where other companies get such amounts like £354 for 1 person is completely beyond me!

You should do a bit of market comparisons yourself just to make sure you are paying the right money. Whilst you are calling around, just take note on how professional, helpful and knowledgeable the agency`s representative is.

A Few Handy Tips For Tenants

Searching for a property can be daunting, stressful, frustrating and time consuming. You're starting a new chapter in your life so it should be fun and exciting. Here's some handy tips so you can prepare yourself and make your search for a property as stress-free as possible....you'll soon be holding the keys to your new home!

**Decide what you want/need

You would think this is an obvious one! You`d be wrong.

A lot of people looking for a new place to live can`t actually decide what facilities/characteristics they want with their new home. It can often help you decide what you're looking for by writing down things you need with a property. For example, must have a balcony, needs an allocated parking space, do I want ground floor or must I have a lift in the building.

After making this list you will probably have a much better understanding of what you're looking for, this will save wasting your time looking around properties that weren`t suitable for you from the start. Don`t forget to ask the landlord or letting agent if the property your enquiring about has all of these feature`s, if not don`t book the viewing.

**Use the Internet as this will give you a good idea of what property is out there and what has been on the market by looking at `under offers` also. It will also give you a good idea of rents in the area.

**Make sure you have your references ready – you will be asked as any Landlord or Letting Agent will want to take up references so having these ready will enhance your chances

Your financial or employment reference will probably need to show that your income is at least two and a half times the rent. Any previous Letting agent or Landlord's reference will need to say that you've been a good tenant and paid your rent on time and kept the property in a good condition. If you are self-employed you'll need to get your accountant to give you a reference that should state that you're ‘good for the rental amount' proposed. Prepare your referees – the biggest problem agents have is waiting for references so make sure they know to expect a call and to respond rapidly.

**If you are currently renting give notice to your current landlord or agent as being able to move within a month is ideal.

If you can move quickly you will get preferential treatment by Landlords and Letting Agents, if they have to wait two months or even one month you will not be top of their pecking order.

**Make the time to view properties and be flexible about when you can go.

You might find that most people can only view after work hours or at weekends so if you can take some time off during the day it will increase your chances of seeing something before anyone else.

Make a list of the ones you like the most and try and do them all in one day.

**Research the landlord/agent and protect yourself

The property is going to be your home for the foreseeable future so you don't want to get stuck with an unreliable landlord or an unhelpful agent. Some tenants think that choosing a landlord from a free website like Gumtree is great because they're saving on an agency fee but think about it; if a landlord is happy to rent their property to tenants without proper referencing do they care about the property enough to be a responsible landlord? And if they didn't want to pay an agent to find a good tenant, how are they going to feel about replacing that broken washing machine 2 months in?

Using a registered agent protects yourself, you will have an official tenancy agreement, your deposit will be officially registered and you will always have someone to go to for help and advice. A useful website to check out independent reviews on letting agents is allagents.co.uk

**When you see the property that matches your requirements do not hesitate, make an offer for it immediately as you can bet your life if it's a great property there will be someone else who will.

Good properties rent fast! If it's the best you've seen it's likely someone else thinks exactly the same! First to put your money down gets the landlord to focus on you and not someone who has yet to do the same. The thing to be is realistic about price, condition and location and not too pedantic about getting things perfect. If you have a list of reasonable requirements the most suitable property may match at 70% of these.

**Try and offer the longest rental period you can as landlord's hate having their property empty.

You are more than likely to be offered 6 months initially but by making a long term offer the agent or landlord will see you are committed and it will again push you up the pecking order with the letting agent.

**Be prepared to move quickly as landlords and Letting agents want to move people in within days, not weeks.

This is important even if you are not actually going to move into the property on the date you specify. Many tenants manage to get their offer agreed because they can ‘move in' rapidly.

**And one for good luck….Make a Decision !!

So many people procrastinate for too long and end up trawling around too many properties and then decide eventually the one they had seen a few days ago was the best. By then it's too late and has been let.

Landlord Fined For Putting Tenants At Risk

A landlord has been fined for putting a family at risk by not providing safety records for his gas appliances.

Peter Brown, of Cavendish Drive, Waterlooville, was ordered to pay £15,000 after Portsmouth magistrates found he had breached gas safety regulations and ignored a notice to get rid of damp and mould.

He was prosecuted by the Health & Safety Executive after a mother and her children moved into his property in Queens Road, Portsea, and for two years he failed to produce a copy of his annual gas safety check record.

Mr Brown pleaded guilty to three charges relating to breaches of safety, and was fined £11,500 and ordered to pay costs of £4,500. He was also ordered by the court to provide a gas safety check record for the property within two months.

After the hearing health and safety inspector Dozie Azubike said: ‘Mr Brown flagrantly disregarded his duties as a landlord, putting at risk the health and safety of his tenant and her children.‘ He has received a significant fine and now has two months, in line with the court order, to provide a gas safety check record for the property. ‘It is potentially an imprisonable offence to neglect gas safety and this should serve as a warning to other landlords`

Every year approximately 20 people die and many others suffer ill health from carbon monoxide poisoning. ‘It is common knowledge that unchecked gas appliances can become unsafe over time, exposing tenants to possible serious injuries or even fatality.'

Lighting Up Greengate

Here at We Let Properties, we are massive fans of the Abito development so news of the regeneration of the Greengate area came as music to our ears!

If you've been down there recently, you'll see it's coming along nicely. There's a little work to do under the bridge still but, `Greengate Square` as it's now called, is no longer the car park it was 18 months ago...it has been redeveloped into a fantastic outdoor space complete with lights, fountains, steel structures and a feature bridge designed to link the cities of Salford and Manchester! It will make a lovely outdoor seating area when summer comes back around, but in the meantime it really has improved the area. The fountains and lights create a water and steam effect which, combined with the steel towers, are designed to create a scene reminiscent of the time when the area was heavily industrialised.

Almost Business As Usual

Covid-19 virus – Update 18/03/2020

Following the continuous developments and media surrounding the spread of the Covid-19 virus we would like to make the following statement.

As of March 20th 2020 We Let Properties will be divided into three separate teams and work on a rolling schedule to significantly reduce the potential contact and spread of the Coronavirus for our team by 60%. We will subsequently be working with skeleton staff in our office until further notice. The senior management team will also have access to work remotely from our home when not scheduled to work at the office, to ensure we can assist you during this period. Whilst our office have skeleton staff in place to service our current commitments and clients I want to assure our Landlords, Tenants, Contractors and Working Partners that we are going to be making every effort to fulfil our services as much as we possibly can, whilst also protecting the safety of our team and clients at the same time. With this in mind we would like to update you on the following changes:

Property Inspections

All property Inspections have been suspended until further notice.

Viewings

All booked viewings will be revaluated on a case by case basis daily by the team and communication with the prospective applicant on how they wish to proceed, please note your viewing may be suspended if we feel the risk is heightened and offer a Skype/WhatsApp viewings of the property. We intend to book any viewing enquiries on a case by case basis and will currently accept viewings where the property is vacant. If your property is currently live on the rental market or you live in a property that We Let Properties is currently marketing we will working in the next coming days to record a video of the property to capture the features and benefits of the property so that we can send this to any prospective tenant who is interested in property to reduce the risk by 100% for the tenant, applicant and team member. If the property is vacant we will be offering Skype/WhatsApp viewings of the property so the letting consultant is at the property to re direct the camera at request and help the applicants viewing the property and answer any questions.

Maintenance

All maintenance will continue as normal. We have been in contact with several of our contractors who are happy to continue to attend properties should they need to. All Tenants must report maintenance by following the link; https://www.weletproperties.co.uk/maintenancerequest.aspx?menuID=43

Should the situation deteriorate, this will be re-evaluated. Tenants will be asked to inform us if they are experiencing any of the following scenarios;

1, Whether they have travelled overseas since the start of 2020.
2, Whether they have any symptoms of Covid-19.
3, Whether they have been in contact with anyone with the symptoms of Covid-19
4 Whether they have been advised to self-isolate.

The contractors have been requested to use hand sanitiser both before and after appointments and they have been requested to avoid both hand shaking and close contact with others (1 metre distance as recommended by government sources). Please do not take offence at this; we are trying to keep our team safe and prevent the spread.

The safety and health of both our team and those we meet is paramount therefore we will do all we can as a business to ensure our actions minimise the impact of Covid-19 on all our clients.

In line with recent government guidelines on 23/03/2020 we want to advise you that our office is now temporarily closed. Please be assured, however, that whilst this lock down closure does mean that our telephones won`t be answered, we are still available to help you remotely and can be contacted via the normal office email address info@weletproperties.co.uk. Please bear in mind that it may take us longer to respond than would usually be the case, but we are working hard to answer all queries as quickly as possible.

As usual, any maintenance issues will need to be reported via our online maintenance portal; https://www.weletproperties.co.uk/maintenancerequest.aspx?menuID=43. During this time, this will also apply to emergency maintenance issues that could normally be reported by telephone.

Whilst all maintenance issues will be logged, all non-essential work has ceased to ensure as many people as possible can adhere to the Government lock down rules and only emergency issues will be dealt with. As soon as the Government`s restrictions are lifted, we will process your maintenance request via our normal processes and allocate a works order to one of our contractors. At this point, you will receive the usual confirmation of the works order, and then one of our contractors will be in touch with you directly to discuss a time scale and access arrangements.

Please see below the framework that our contractors will be working with and responding to as EMERGENCY issues:

Electrical - No power to the property and confirmed not a power cut.
Gas - No heating or hot water to the property.
Water - Water leak causing damage to property.
Drainage - Two or more sanitary ware blocked including kitchen sink, outdoor drains.

We will continue to keep business disruption to a minimum and will keep you updated if there are any changes based on Government advice or restrictions via email.

Halloween Horror Story - A Tale Of Terrible Tenants

Gather round, you don`t want to miss anything that I am about to tell you. This is a story about an innocent new landlord, the terrifying facts of not using a letting agent to let out his home and the bone chilling happenings that fell before him!

Simon bought a lovely 2 bedroom, 2 bathroom apartment in Manchester City Centre. With stunning views from the 13th floor and ample space, apartment 6.66 would be most people`s dream apartment. Soon to become a nightmare!
This property was an investment for Simon; a different type of pension. He was looking at renting it out and making a bit of money to secure his future. Simon didn`t need to bother with letting agents, he had confidence in himself that he could do it all the right way so he put his property details on Gumtree:

‘TENANTS WANTED
2 BEDROOM
CITY CENTRE APARTMENT
£1000.00PCM
NO DEPOSIT
MOVE IN ASAP!!!`

The enquiries came through gradually and a viewing was made with a Mr G. Host on a stormy, wet evening and after an awkward viewing the applicant wanted the property but he wanted to bring the price down! With no knowledge of the current market and value of his property he agreed to a £60 decrease in the rent! *insert crashing thunder*
Simon had a tenant for his property, he agreed to move him in on the last day of October as requested by Mr G. Host specifically.
Armed only with a make shift, 2 page tenancy agreement he copied from the internet, he met the applicant on All Hallows Eve at Midnight, or ‘The Witching Hour` as the applicant advised Simon! Mr G. Host forgot to bring the cash for the first month`s rent but promised it would be paid first thing that morning and as a trusting landlord Simon agreed to hand the keys over!

Two weeks passed and still no rent, even after phone conversations, emails and texts, that first month`s rent was never paid! On top of this Simon was getting complaints coming through from the management company about screaming and shouting coming from the apartment. He decided to pay the tenant a visit. He pops round one morning, knocks on the door and it creeks open. He looks through to the hallway and dirt, clothes and the stench of burning flesh! He hops over the mess and makes his way to the living room, the door is open and he finds all of his bespoke Dwell furniture has been thrown out! The crisp white walls were now covered in black marker and graffiti, the brand new plush cream carpet was stained and burnt and all around there was an un godly mess with no tenants to be found! The kitchen was riddled with cockroaches and other crawling nasties, two huge rats fight over a rotting carcass. All the top of the range Siemens Kitchen appliances including the oversized American Fridge Freezer had been ripped out and in their place stood empty takeaway boxes. The landlord, breaks down in to tears at the disgust and shock of what he finds. He runs out of the apartment screaming!

The moral of the story is, avoid your letting nightmare by calling We Let Properties today!

Everyone knows, when you`re booking a holiday, you check out the hotel on Trip Advisor first and see what people have to say about it. We understand that everyone has different expectations and experiences but it still helps guide us and gives us a piece of mind we`re staying in the right place with the right people. There`s nothing worse than rude staff and unhelpful locals.

So surely, when choosing a new home (or an agency to let your property!), the fact that you`ll be speaking with the agents for at least 6 months means you should put the same effort into researching the agency that is looking after the property?

The Standard Of Your Property Inventory Is Extremely Important.

With our years of experience in the lettings industry, the team at We Let Properties have seen thousands of different inventories. Whether they`ve been put together by the agent or provided by the landlord, we`ve seen that everyone has a different expectation of what an inventory should contain and how detailed it needs to be. Most landlords and agents provide a basic written inventory, we even had one landlord who opts for a tenant introduction service, pass us a sheet of paper with a hand written list of contents and think this was substantial enough!

The fact of the matter is; if you want your property to be looked after well, and you want to protect your investment properly, the inventory is one of the most important documents there is when placing a new tenant.

With the government deposit registration schemes in place being designed to protect tenants from un-necessary deductions by rogue landlords, the downside for genuine landlords and agents is that it can be difficult to ensure your tenants agree to deductions for damage they have caused without you having adequate proof that this damage was not there when they took on the property. This means that now more than ever, it is important to ensure a thorough, accurate inventory is provided, signed and witnessed at the beginning of each tenancy.

At We Let Properties, we spend a lot of time ensuring our inventories are specifically tailored to each property and fully detailed with both written and photographic evidence as to condition of not only the contents but also the fixtures and fittings of the property itself. So, I guess our point is, don`t scrimp when it comes to an inventory...you`ll only end up paying in the long run with maintenance/damages/carpet cleans. If your agent provides your inventory, check up on them... ask for an example before you instruct them to market and manage your property and ask for a copy when it`s completed and make sure they are protecting your interests.

When Viewings Go Wrong....

So the windows got cleaned in the office today (they've done a cracking job, the sun's shining in St John Street like never before!) and we were talking about the things window cleaners must see on their rounds. I'm sure they must see pretty much everything at some point....

Even though it's not as frequent as window cleaners, we City Centre letting agents come across some sights ourselves! Get a few letting agents in a room together and you're sure to hear some good stories about what we've walked into on our viewings/property inspections! You always have the similar stories about apartments being disgustingly dirty and every agent will try and out do the last one with their stories.

You will then get the outrageous stories like this one from a viewing at my previous letting agency:

I am having a good chat with the applicant about properties as we are just about to enter the apartment I have to show to him. Before put the key in the door I say to the applicant that there is a tenant living in the property at the moment so to be aware that there may be some personal belongings around and it will look ‘lived in'. This is my way of saying; it's going to be a mess, try and look past it. I knock loudly on the door, we wait for a few seconds and I knock again; no one's home. I put the key in, turn it and open the door. Before entering the property I shout ‘Hello its James from the letting agents here to do a viewing'... no one replies, there is definitely no one in, I can continue with my viewing.

Whilst trying to avoid the mass of dirty clothes and rubbish on the hallway floor and only trying to breathe through my mouth due to the nauseating smell that could make a sewer rat cry, I am explaining to the tenant that the property will be fully cleaned if he decided to take it, which would probably involve a blow torch. He manages to look past the dirt and agrees that it could look really nice. We proceed to the open plan living room. Greeted by another wave of potentially life threatening rubbish we climb through to the living room. ‘Wow, it's a really good size' says the applicant. I have to give this guy his due; if it was any one else they would have probably run a mile by now. The sofa's are discoloured, we can't make out if the flooring should have multi coloured spots on or not, the blinds have an inch of dust on them and this room has not seen a breath of light for at least 6 months. I have to keep my cool, keep the applicant interested, compose myself and carry on.

All my senses and instincts are telling me to get out of there but I am a professional, this viewing will be completed. We get to the kitchen; we find out that this is where the majority of that wretched smell is coming from. A nice pan sits on top of the hob which contains what once was rice but is now green and slightly hairy. Food everywhere and none of it fresh, none of the work surfaces are clean and I guarantee the oven didn't come with a thick brown staining inside. ‘It's a great size kitchen with fully fitted appliances, here is the fridge...' as I open the smell of 3 month old Kung Pao chicken slaps us in the face. I think this is enough for the kitchen, let's move along. We cross the dangerous landscape with its dense exotic wildlife, not knowing what awaits us round the corner and fighting our way to the other side of the room we reach the doorway to the hall. I hold the handle and pull the door, sweeping away the rubbish as it moves. Oh, wait I can't take my hand off the handle, yes, that's right, a sticky brown residue has bonded my hand to the metal, great. With a bit of force I save my hand from the inevitable end it was set to have.

‘This is the bathroom' as I lead him in, we notice the toilet hadn't been flushed, for a while. I am pretty sure it waved at me at one point. Again, a lovely bathroom, ruined. We have one more room to go. I already know that this applicant does not want to take this property. To be honest, I don't want him to. I wouldn't want my worst enemy to live here. It is disgusting. But we might as well see what the bedroom is like.
Before I continue, I will have to explain my thought process at this point. Have you ever been told ‘don't look in that box', ‘don't press that button' ‘close your eyes, you don't want to see this'. You want to look, you want to press the button and you want to open your eyes. You have been warned, you know the results are not going to be pleasant and you know you shouldn't do it but you have to! This is exactly my trail of thought.

We go to the bedroom door, I am having a laugh with the tenant about things, I am a bit embarrassed about the property but he is an understanding guy and completely understands it has nothing to do with me. I turn the handle and open the door, a quick glance across the room shows nothing of surprise, a whole load of dirt and mess, but nothing that we haven't seen before – but wait, in the bed, there's movement. Slightly concealing their ‘valuables' a young man lies naked on top of his lady friend, as my applicant walks in to the room behind me they stop what they are ‘doing', sharply turn their heads my way and look at me as if to say: ‘do you mind?' they didn't stop! We promptly left the room as I whispered ‘sorry' to them and as I shut the door I see the naked man turn back to his naked lady friend... and carry on!

Needless to say, the applicant did not take the property and I could not look either of the tenants in the eyes again, or anywhere else for that matter.

Luckily at We Let Properties, due to a great management service and the way we select our tenants, all of our properties are in great condition and because of our excellent relationships with our tenants, whenever we view on our apartments things always go smoothly! :)

At the beginning of January, We Let Properties received a call from a very distressed landlord. He owns a big 2 bedroom property in The Regents Park Development in Salford as he had purchased the property in an auction without viewing it. The property was trashed, graffiti all over the walls, carpets ripped up, rubbish everywhere, no kitchen, broken windows, a landlord`s nightmare! The landlord was left with a shell of an apartment and he came to us for help. Our very own Wayne Eastman took this challenge on. For weeks he worked with the landlord and our team of contractors to completely refurbish the apartment. It needed new windows, repainting, carpets fitted, doors hung, a brand new kitchen and Wayne was there to see the process along the whole time to advise what was best for the property and for the landlord as ultimately he was looking at renting the property out at the best possible price to make up for the time and money he had lost! A few months of hard work and effort was finally paid back to Wayne as he stood back in the living room and he saw a stunning, brand new and desirable apartment ready for the landlord and new tenants.Take a look at the picture for a glimpse of what it was like and what it is like now! My Washing Machine`s Broke!

One of our biggest maintenance issues is that the washing machine or washer dryer is not draining and not spinning. 9 times out of 10 this is caused by a blockage in the filter which can easily be remedied. When clothes are washed, inevitably, dirt, dust and debris is washed away down the pipes. So if you left pennies in your pocket they would end up being washed away and travel through the pipes of the machine. This, as you can imagine, could cause problems such as blocked pipes or internal damage so a filter is installed which is there to collect dust, dirt and any large items, such as coins, hair grips or clumps of paper. If this filter isn`t cleared out at least once a month the machine will not drain and will not spin, sometimes you will receive an error message. Here is your ‘How To`: 1. Before removing anything from the machine, make sure it is unplugged or switched off at the mains. 2. Usually there is a square or round flap to the front of the machine in the bottom left or right corner. Inside there is a cap which holds the filter. 3. Before opening this cap, make sure you put some towels down to catch any water that will spill out. 4. Turn the cap and remove the filter. It will probably be clogged with fluff and hair and will not look to pleasant, man up! and give it a good clean. 5. Check inside the hole for any more fluff or larger items such as coins. 6. Once you have cleaned the filter, screw the cap back in, plug the machine back in and everything should work. You may have to reset the programme to get it started again. 7. If this does not resolve the issue, call our office on 0161 839 2372, press option 2 and we will instruct our contractors to attend. At We Let Properties, each time a tenant of ours reports a faulty washing machine we ask them to check their filter, the main reason for this is that if our maintenance contractor was to attend and found that the filter needed cleaning the cost of the call out would fall to the tenant and we would not want this to happen if it could easily be resolved. There is also a step by step guide on You Tube explaining, in 720p HD, exactly how to clean your filter. Another helpful site is www.manualsonline.com which, as the name suggests, has probably every manual you would need for all the appliances in your home! Carbon Monoxide Alarm - Have you got yours?

The Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 will come into force on 1 October 2022. From that date, all relevant landlords must:

1. Ensure at least one smoke alarm is equipped on each storey of their homes where there is a room used as living accommodation. This has been a legal requirement in the private rented sector since 2015.

2. Ensure a carbon monoxide alarm is equipped in any room used as living accommodation which contains a fixed combustion appliance (excluding gas cookers).

3. Ensure smoke alarms and carbon monoxide alarms are repaired or replaced once informed and found that they are faulty.

The requirements are enforced by local authorities who can impose a fine of up to £5,000 where a landlord fails to comply with a remedial notice.

Completed in 2006 at a cost of £150 million and is 168.87 metres high, has a total of 47 floors and is home to the Manchester Hilton Hotel, 219 luxury apartments and 16 penthouses.

The development has received a number of awards for it`s striking design and architecture. In 2008, the Beetham Tower in Manchester was awarded Project of the Year and Design and Construction Award in the RICS North West Awards. In 2007, the Beetham Tower was awarded Best Building by the Concrete Society Awards, Best Tall Building by the Council on Tall Buildings and Urban Habitats and Project of the Year in North West Regional Construction Awards.

Beetham Tower was designed by Ian Simpson of the Beetham Organisation. Ian Simpson has designed a number of famous sky scrappers including the Urbis in Manchester and the Beetham Towers in Birmingham and London.
